As you promote more dense urban living, you ought to have reality check on the underground utilities in already-packed CBDs. The costs to upgrade sewer lines and impact on other services often are hidden but real. Developers don't have much incentives to build high-density housing in build-out cities. If people prefer to live closer, they have the choice to move to those already dense cities. We should not assume in the name of solving traffic jam, we should covert Los Angeles to look/feel like Boston/New York.

Having everything close by is a great concept, however, the cost of living in cities such as the ones mentioned here is quite expensive. I believe that we all have come to the understanding that we have to do something about CO2 emissions. Dr Jose Gomez is leading the way. I just wish that housing in metropolitan areas was more accessible for middle class families.
Just a thought
